It most likely would have to be a property that you could do some sort of value add or some screaming deal that fell through the cracks and the more seasoned investors just missed it.If by being done "correctly" you mean the person placed a down payment on the property you will  get your cash flow, but it will never work out the same as the benefit you received while you lived there, unless you adjusted your numbers to reflect a rented unit to begin with. 

What a great opportunity to reflect, analyze and providing a call to action.

An appraisal can also be good but not reflect true market when the market is quickly moving. 

aka Account ClosedThere is no one answer for what is going on in your head but I do have a couple different associates in Chicago that had similar questions and concerns during reflection of their lives and they both went on to become very philanthropic.

The bottom also seems to be very deep.Houston's unemployment rate is 9.5 percent, compared to 6.1 percent nationally, a reflection of the 210,000 jobs lost since the downturn began.

Does it reflect more on the investors operating in the market, or the market itself?

We do have a 2.7% commission listed on mls and that is reflected in our asking price.

The U6 numbers reflect under-employed workers...ie; part time when they used to work full time.

However I can say unfortunately in 2015 I did throw away thousands on similar teachings and the methods he teaches to his students are illegal.I ask the members of the community here to take a step back from this thread and reflect for a moment.
