Rule breakers rarely reform.

It's rare over here that we get the chance to buy an off market deal.

I'd like to have another stream of income in the form of rental properties (possibly flips).  10 yrs ago my Dad & I combined equity lines & put another house on the back of his property in the heart of Roseville, that was an experience.  

I rarely answer my phone as I prefer e-mail.

More knowledge and inspired action based on the knowledge here on BP is a winning combination.

If you have a private lender loaning at rates of 6-8% and willing to finance your purchase with no money out of pocket at closing (hopefully), this is a very rare situation.

There are the rare few who care more about the property than the money, and would rather it go to someone who will take care of it.

To be honest my short term goal is to combine my first and second mortgage and have that as low as possible .   

On a rare occasion I have an "other expense" and I create a new category as I need it but that is rare for me. 

In my time as a new home sales manager for a multi billion dollar home builder and resale agent with combined closings on over 600 homes I learned even crazy people need to sell.
