@Jacob Sherman I’ve done this numerous times, as have other investors I know, and none of us has ever had a lender trigger the due on sale clause.

Cash flow is hard to come by in the Boulder / Denver markets and although the extra monthly cash flow would be great, and there's plenty of places in Iowa that will cash flow, I'm wanting to scale quickly and feel Colorado would be a decent place for that.

If a family member is living in the unit, paying rent on time, and taking good care of the place, maybe it’s worth keeping them happy.

Tax and insurance: have to pay those for the property time to recover investment is 20 years assuming 1k cash flow - paying cash.I would love to hear your thoughts and experiences with either option.
