You created a financial model of what you want to happen to your money and investment, but the actual process makes no sense to me at all.

So I have to contact retailers, manufacturers, figure it all out in addition to simply purchasing a replacement. 

I have been house hacking a duplex I purchased for 350k for 2 years putting 3.5% down using FHA loan.

I purchased a fourplex using a HELOC on my primary residence so technically we bought the fourplex "cash" with no mortgage.   

That process created more unnecessary work and several issues for not only the members of the LLC but also for the states’ regulatory agencies.

So the only paperwork you use during the wholesale contract assignment process is your purchase contract between you and the seller, another contract between you and the buyer and the HUD1 form from the title company?

and also what would you say was the most challenging thing you had to overcome before developing a successful process for investing?

I would use a company versed in this process to manage the operations of the LLC and collect the rents/operating costs for the owners.
