Per my contract I stated that the owner needed to establish a 6 month lease with the first floor tenant in addition to raising the rent and collecting a security deposit.

Questions- Is the min BREIT investment $2.5K as in your BREIT review, or is it $25K per the private investor forum? 

, and 2 years worth of documentable income on w-2s would i be able to get a mortgage loan/lender from an ordinary bank or would i have to seek out some private commercial companies to get a similar type loan that doesn't have an extremely high interest rate?

Maybe he wants to pay his mortgage to secure a large HELOC for property investments, thus becoming his own banker, which could be the best terms he can hope for.

Looks like tax lien from private seller.Do I understand correctly they've bought an $85 tax lien with interest bid to 8% and now selling it for $1200 so that's where this investor makes their profit?

I'm limiting my searches to duplexes for the time being, but once I get my own living situation figured out, I will hopefully start looking into private money investing.
