But if (1) all the free avenues of education are not working for you, ie BP podcasts, books, webinars, networking, conferences, etc, and(2) the free methods of obtaining leads are not working ie DfD, craigslist, zillow, etc, and (3) you can't figure out what you are missing in your overall strategies for making deals, then it is time to look for an experienced LOCAL coach. 

I left my job without conferring my wife and jumped into real estate head first.

Thanks @James Wise and @Mike McCarthyI've been conferring with my realtor, and they are adamant that if I sign an agreement of sale where the agreement specifically states that the property is being sold  "AS IS", that I in essence am waiving the home inspection contingency.

The latter doesn't stop me, but the former is the most pressing thing.  

I am so over it but don't have any other means of income and would be hard pressed to find a job paying as well as mine does now.

I grew up with a Dad who was in the land business. and he did door hangers for leads and put out about 5 thousand a week.. but he hired ( in the day they were called wino's) for 10 bucks a day to walk the streets putting them out.. and well he bought a [printing press and guess who ran it every day after school.

I bet if you were to set up an account put $250/mo in it for that stuff, you would be hard pressed to spend that much over the long term.  

I'm hard-pressed to let go of the 10% fee. 

And you need to flip since you're going to be hard pressed to buy and hold the properties and build massive wealth.
