If the tenant does not respond to the complaint within the given deadline, you then proceed to move the eviction along by obtaining first a default against the tenant and then getting the Writ of Possession (this is the document that the court enters that you then provide to the sheriff so they can turn possession of the property over to you).

I personally haven't used lease options for many years though, I use the standard OREA purchase and sale agreement because that's what everyone (buyers, sellers, realtors, attorneys, lenders etc.) are used to seeing.To turn the PSA into a long-term agreement all you have to do is add a possession date on schedule A that's different from the closing date.
