If I found the perfect deal I could make this work, but based on the number of units sold in the area I desire, it may take a year or two for that to happen, and time is not something I want to waste.The properties that I would like to live in AND have healthy cash flows seem to be in the 700,000 to 900,000 range.

This can aid your 1031 because you can negotiate your sale contract with them with a closing that could be delayed until you find your perfect replacement property for the 1031.

Also the other main reason is that no matter what the cap rate they set you can always put it higher or lower multiple .10%'s and sell it no problem, no one is that perfect in there market analyzation etc to pick the perfect bottom number.
