There should be an exit process in place, & if the tenant has not followed it to satisfaction, I would think she is still responsible for the unit, rent, utilities, & so forth, as you noted.

Apparently, Home Depot's business priority is to sell products, and customer satisfaction that brings repeat purchases are not a priority for them.

Also, CASHIERS CHECKS, credit cards can easily be put into chargebacks.Also, with high value properties, it is prudent to be patient.

It is unlikely that the auction will move forward if you approach with the capacity to pay it off or to negotiate the satisfaction thereof.

You can certainly make it work but it will probably take quite a bit of time so be prepared to be patient.

In an action by the landlord which includes a claim for possession of real property, the tenant shall pay into the court registry the amount alleged in the complaint as unpaid, or if such amount is contested, such amount as is determined by the court, and any rent accruing during the pendency of the action, when due, unless the tenant has interposed the defense of payment or satisfaction of the rent in the amount the complaint alleges as unpaid.

My only satisfaction is he is probably in jail right now for writing many bad checks.
