I personally don't bother entering the information based on stated income / assets / etc because it is not a good use of my time (like you showing someone houses that isn't a cash buyer and isn't preapproved), but once I have the full credit package I'll run it and read it.

Doing it with single roofs has proven to be alot of work to manage, so multifamily or buying packages of homes at the same time seems to be the next step.   

Lastly, the previous guy probably left scars and your negotiation is not gonna be easy, I would come prepared with a credibility package, POF, and be ready to dump a large EMD. 

At that point, I went back through and did demos with about 8-10 other PMS packages.

In thinking of all of the dependencies that go into a rehab, and obtaining status updates if not local to visibly validate it makes sense to use a collaborative project management software where the different contractors can update their assigned tasks, etc.An example is Ace Project (on online cloud based package that is free up to five users).I've read the relevant threads on BT, so will look at that, but am looking more for ease of use, and cost at moment is a prime consideration.So, to all of you rehabbers out there, what do you use to actually manage given projects?
