I'll look at any good cash flowing deal but I especially: groups of duplexes, ranch style properties, separately metered utilities, properties purpose built as multi (not a hacked up SFR), post 1950 properties, central AC, garages or carports, washer dryer connections in unit or building laundry, value add priced dated properties neighborhoods in lower tax areas, neighborhoods with no through traffic.

So YES, this is possible but you'd be limited to table funded local bank or CA based loan options who are familiar with ADUs or investment style loans if you want to refi once the ADU is built.
