ITs really the city that is the final determination.Based on experience though in this arena I suspect its not buildable .. and if it was it would be worth 200 to 300k.. and the seller would not be trying to peddle it that cheap.Now my lots that I sold out in Jenner by the sea the only reason I got 50k was the buyer is going to park his motor home on it for long weekends which you can do and it has killer view of ocean..
