LOL That's a good one Chris.My clients I meet one on one in person for lunch or dinner or if they are out of state or the country we e-mail, talk on the phone, occasionally Skype, etc.These REIA's just seem like pitch fests in some cases as mentioned to extract money from newbies.

Mostly when the properties are contiguous but occasionally when they are in the same neighborhood, very close together and the total is 5 units or greater between the individual units (i.e. a duplex and a triplex right next to each other or one house apart from each other etc.)

Generally, no nightmares, because I told all potential tenants right up front, “I am calling your prior landlords, I will not accept any evictions or criminal background more than the occasional speeding ticket”.
