Unfortunately, even in an RV park the code still only permits people to stay for 6 months (see 8. e.)

Stay patient, stick to your criteria, and in the meantime just consume knowledge (about your local market, the SMF niche, your #s, etc).  

Also, they should be able to stay there (with minimal belongings) while the work is being done, do I need to compensate them at all for inconvienance, it will take about a week to rewire everything. 

Often times, your tenants will either not pay you (and stay) or simply move to the next property.

I only had it happen once where one tenant wanted to leave, and the other two wanted to stay.

Now my property management is filing a Motion to Lift Stay Order in Bankruptcy court. 

I have opened numerous accounts in Texas with just the Certificate of Formation and Federal Tax ID #

They were thinking about either not having a written contract but an under the table verbal agreement, or renting out their home as a whole and just telling the renters to stay in the basement. 

Something to consider and keep my eye on when I do my own unit inspections.Before the a/c died completely, I needed to make numerous repairs to that HVAC in the first 18 months I owned the house. 

Just stay away from these costly repairs.
