Does it matter if the house is in one member's name?

Hello Everyone,My name is Joseph Williams.

Initially they told me the reason for delay was they needed my title commitment to request the deed to record into the sellers name. 

My name is Tony Hummel and I am new to real estate investing.  

My daughter has one semester left before graduating college at the University of Arkansas.I spent much of my time raising my daughter because of my flexible schedule including softball, gymnastics, junior and high school band, daycare place, and piano lessons just to name a few. 

---So, my first questions here on BP are related to my grandmothers house.My name is NOT currently on my grandmothers title and because she carries a small mortgage on it, I can't 100% own it unless I buy it, correct?

My name is Dylan, and I'm a new investor looking to learn more and start investing in real estate.I was just wondering what strategies you guys use to determine the value of a specific neighborhood so you can then decide what a good price is to buy properties at? 

I would like a HELOC but I don't think i could obtain until the title is in my name.
