That being said, we have owned a fourplex in a small town in Michigan for about 10 years but had no guidance when we purchased, I have found all the information Bigger Pockets offers extremely helpful and I am grateful in advance to any advice on this thread. 

I have the nolo press book, "California Landlord's Law Book: Rights and Responsibilities " but it doesn't address this specific  scenario.  

I have a property in Summerville, SC and looks like lots of competition for rentals.

I have personally never used it so I have no experience with it.

However, tenants have not been great, basically late on rent and/or leaving repairs that eat all profits.

As long as you have documentation to back up the figures on your 1040, you'll be fine.

I watched my parents flip houses since I was little and have always been on job sites or made "pocket money" by doing chores like painting fences or washing kitchen cabinets, which I realize now my parents were putting us to work to build that sweat equity.
