If you have to use hard money to buy the place, plus utilities, this could be $1000/month out of your pocket till the project is finished.There are so many moving parts to this game, I keep thinking of other small (or large) details. 

It's a numbers game so it's not impossible, you'll just have to shift the numbers & resources to your side. 

Just getting started in the rental game, looking at 2-4 families (owner occupied) in providence, RI and Merrimack valley area in MA.

Thinking of it as in the way Robert K mentioned that life is a game of Monopoly.

There is definitely more than enough investors around, and so your game plan just has to take that into consideration.

I currently own a multi family home and I want to get an investment property but would like to put it under a LLC but I keep hearing that it’s good to have a holding company if you decide to have multiple LLCs?

I realize this has been posted in multiple iterations before but hey, everyone's situation is unique!

Here's some backstory before I get to the details - I am in the process of evicting one of the tenants in that 4 unit for multiple lease violations (non-payment of rent, installed a window a/c unit and has not taken it out despite multiple warnings, and has had 2 people living in the unit who are not on the lease for the last 6mo).
