I never liked the weather in the Portland area much.after 13 years of living here full time I still don't like it.. and if I did not have my kids follow me and all my banking and business contacts I would decamp for better weather ( Napa Valley ) in a heart beat.Its a funny state.. much of it is very rural with little to no population and unemployment rates in the 20 to 40% range... the PDX metro area and Willamette valley down to Eugene  represent 80% of the state population in 5% Of land area.Oregon flipped from timber and ag to high tech in the 80's and it boomed..

The technician's conclusions from a site visit were the same as the conclusions of two other HVAC techs over the phone: the unit is operating normally.

my agent has a plot of land in NJ zoned for mix use office / residential  going for 100k , cost of building out this property is between 125k to 150k  ,comparables show similar properties in the area selling for 375k to 425k.As a new investor how should I approach this deal.thank you .any advice would be much appreciated. 

I have a simple problem which might have an obvious solution, but I’m hoping that someone more knowledgeable can provide feedback in case I’m missing something.I bought a very nice condo/apartment in a new mixed-use development as my primary residence.  

It could have been someone else, but our volume meant we were there in the mix.

There are softwares that can help you with that, and the low tech approach is to check Craigslist for your area. 

You also don't want to mix wholesaling and rental properties in the same entity for tax reasons.
