If you have a SFR work schedules don't matter but when people are living next to, on top of or below others, one tenant's 2nd or 3rd shift work schedule (leaving or coming home in the middle of the night/early morning hours) can greatly interfere with another tenant's daily routine, sleep, leisure etc.

So I’ve been flipping houses so far and I am in the middle of a flip right now. i was thinking that when the house is finished and I get it under contract I could airbnb the house so I could make some money instead during that 30 day closing period instead of waiting and not making anything. thats one idea. the other is the BRRRR method but with Airbnb instead of renting.

I’m leaning towards meeting in the middle and doing $850 to see if she takes it or leaves it which would still allow me to pay slightly below the rent value of what she’s paying to pay off my CC debt faster and still save for Cap Ex, maintenance costs and all that set aside but I won’t cash flow at all till I move out and have both sides rented.What is everyone’s thoughts or advice?
