I am simply asking to include something like, "unit has brought in rents well above market rate year over year" or "unit is cash flow positive". 

Prices are more likely to drop over the next couple of years, meaning you may see five years with little/no appreciation.2.

We take over existing leases fairly often and we assume them up until the lease is going to renew and then we make them sign our lease.

Ryan, What has worked the best for me over the years is to tell as many people as possible that I buy houses and what type of property I'm looking for.

Special bonus if it's a landline number.I have my eye on 25 units in duplexes, quads and a 7-plex (my favorite size) owned personally (not in entities) by 5 different people now all over the age of 70. 

Thats what I did with some land I had in Rohnert park that we had a massive gain on based on path of progress in CA.. bought for 30k in 97 and sold for little over 2 mil in 2019 .. this allow my two other partners and me to 1031 which we needed to do since we had basically a zero basis.

Little over an hour from there.

Of course you could put it a guaranteed bank cd and make over $300k so make sure the juice is worth the squeeze.
