I mainly want to know how popular this is, the typical bid amounts and how many properties per hour are usually cleared.

What could be better than this home located on Main Street in Thonotosassa, conveniently located just 3 miles from I-75 and 4 miles from I-4?

We actually never stop mailing to our main groups like Absentees & Sr. citizen owner occupants.  

Are you looking mainly for flips?

I know smaller 1 bed 1 bath units are harder to sell and market but I am curious if anyone else finds value in flipping these types of properties or if this should mainly be marketed towards a rental investor.Of course all of this depends on making sure all of the numbers work out, but I am more interested in the big picture. 

My main concern is what I may find under the house, it has a crawlspace.

I think with family the main goal should be to not lose money, so be prepared to "waste" your time if the deal is a break-even deal. 

The main differences are leverage and inflation.

The main disadvantage of a license in my opinion is the record keeping required (files of the forms completed), but most of it you would want to do anyway.

The main obstacle is that the lot is  nearly 20' below the floodplain and would require some significant stilts.
