Buying in the Burbs of Philadelphia you need to keep some factors in mind;* Follow the Trains coming into Philadelphia* Evaluate the taxes in the towns and major train stops* Will have less turn over with 2 Bedroom than 1 Bedroom mixes* School Systems will be important* Near a college or university* Does the real estate agent own investment properties themselves and willing to show them to you and see how they operate.

I'm not exactly qualified anymore (I might have been right out of B-school) and I have no industry experience, but I'm not letting that stop me. 

She is currently in grad school and will be unable to work as of August of this year until graduation Dec 2018.

My wife got into the military and has now graduated Basic Training and is now doing AIT school training she is receiving a bonus of $25,000 $10,000 in cash when she finish AIT school in May and we both have good credit scores mine is about to go up over 700 hers is in the Mid 600 range.

There should be a good mix of the two in your Internet marketing strategy as well as other "old school" methods such as letters, REI meetings and the like.
