Neither a private lender nor an owner is going to be willing to have a 3rd position mtg, and unlikely a private lender will take a 2nd.

Account Closed - You would have a difficult time even if it costs $25k and you put $25k into the deal with an ARV of $120k to find a lender, as you have no skin in the game.

@Mark Davis  Each time there is a transaction with a loan involved the lender will require a new, updated title search and a lender's title policy.

If you rent it, true you might be able to get rent to offset the mortgage, but also keep in mind that some lenders will not treat your rent income as rent income until you can prove to them that you have done this for awhile.
