How are you using social media for lead generation or in general how are you using social media?

You can go to bad areas, buy cheaper, get cashflow but less desirable location will ultimately lead to less appreciation too.

It is not uncommon for Realtor "Teams" to have a more senior member of the team to pass on leads to junior members.

There are paid data sources for real estate investors , propstream, batch leads, privy, list source and deal machine your choice of which one but why are you looking for foreclosures are you trying to do renovations?

So if they go into a project with 50% financing with 25% cash and 25% profit, the performance may be pretty manageable even with higher debt service.All the metrics show that we are still short on housing. 

Now, I have a portfolio of Short Term Rentals and Long Term Rentals.I've also helped other investors with their DSCR loans and flip projects.

While selling or refinancing would lead to lower cash flow, this does not necessarily mean your return is lower.

I would say that a great short term rental manager will care about your home because it directly impact their reputation.
