I have found a lawsuit from a previous landlord October last year.

If the property manager gives access to someone that does not have the authority bestowed by the probate court to act on the estate’s behalf, another person claiming interest in the deceased resident’s personal property can appear later and file a huge lawsuit against the property manager, the property management company and the owner of the property.

You do not necessarily have to file a lawsuit, but at least you have 1 step completed. 

.), take that money and pool it with what you plan to spend on a new home in Denver and then do as @Jean Bolger said and try to find a property with a mother-in-law suite or one that has enough land for you to build one on it. 

In fact, later this month I have a scheduled appearance in small claims court for my first ever lawsuit against a tenant who left owing thousands of dollars in back rent and damage to the property (over $6,000).  

(And, I am a target for a lawsuit because there is lots of equity to take.)  

Even a basic google search on the guest's name brought up a crazy lawsuit involving a previous landlord. 

But there lots of lawsuits.

Most people are going to suggest suing the previous owner right away but I would do some investigating before I went that route as a lawsuit can be costly.

This is one of the best ways to combat a discrimination lawsuit - if you can prove you hold everyone to the same standard and the standard is written down.
