She worked for a general contractor and now manages jobs for a residential builder.

I plan to have an inspection done and have several GC's come bid on the job after I have a property under contract but I'm stuck on how I'm going to properly analyze a deal before then in order to make an offer without knowing a realistic rehab budget.I know once I do a few deals I'll learn the associated rehab costs pretty quickly and have a much better understanding but how would you suggest I proceed on my first deal or two? 

Its not worth it, since I have a fulltime job to tend to.

I'm not treating REI as a hobby or a side hustle this is now a full-time job moving forwards for me.If you were just starting like me, keeping my goals in mind, would you take the initial capital and use it as down payments spread out among multiple residential SFH's and/or 2-4 unit MFR's or would you use it all as a down payment on one larger commercial multi-family property?

Hi,I have a property in Norwood, Ma I'm looking to flip, and was wondering if anyone could recommend a good GC for the job.

I have a stable job making around 70,000 with good credit.

I have access to $20-$30K for downpayment etc. 800+ credit score, a good paying job, and need to find a local REI friendly lender to not only lend money but perhaps even lend advice on best ways to get my 30K to work for me.Property under agreement is in Des Moines proper but I will be looking to buy in the surrounding communities to the south as well (Indianola, Norwalk, West Des Moines, Carlisle).I could go to a big bank and finance this first house but I would like to start a long term relationship now.

I'm also not sure if I were to get a job working under a broker if they would even allow their agents to manage properties on the side.   

This helps ensure the contractor stays with the job for quick completion.
