I have two options in mind:1.

Pay all cashThose would be the lowest risk, not saying it’s best options but lowest risk as leverage is the biggest risk typically in any real estate investor followed by buying a property site unseen and in an awful area where they try and self manage

I would strongly recommend using a broker that can shop multiple options for you

Facilitates portfolio growth and defers tax payments.Lease Options: Lease the property to a tenant with the option to buy later.

When I first bought this place,  was an LP heater in the living area at one time, so the detectors include the CO option. 

Banks are an option, but if they cannot complete what you want (or take too long), please consider a hard money loan.

Sounds like it might be an option for you. 

I’m in the Syracuse NY area and options are plentiful for almost any type of investing.

If you don't have time to network for investors/lenders due to the nature of your job, and friends and family are not an option, you are left with saving up and buying properties with your own money, which is totally fine and what most of us do.

If that was my option, I take door #2.
