Final walk through on 1st investment property. What should I look for?
4 December 2014 | 6 replies
I would walk through with the inspection report and make sure everything is the same it was during inspection. My inspector takes a lot of pictures, so it makes it very easy to verify everything is in the same shape it was before.I would also simply ask, has anything changed since I first put the house under contract.andy

I was just looking at Bridgeport's code book and only found the following regarding inspection of rental properties: § 425-7 Inspections; right of entry. The Building Inspector is authorized and directed to conduct inspections from time to time to determine whether there has been compliance with the registration provisions of this article; provided, however, that no such inspection shall be made without prior notice to the owner and occupants of the structure and no inspection shall be made at times other than during normal business hours unless authorized by the owner and occupant.

Ultimately I think this addition will add value to the buyers, but I'm not sure if the bank, inspector, appraiser, etc. will prevent the buyer's purchase of the property.Someone also told me to put "Buyer to Verify" on the listing to protect myself, but not sure if this would actually scare buyers away.

@Michael Baradell Get a license to sell real estate to do lease options - assignments and sandwiches - especially in FL and OH.And I would sub out the tenant buyer side to a leasing agent, not a sales agent for a 1 months rent commission.Focus your time with:- talking to sellers, give them 2 or 3 offers - 1 cash and 2 terms offers- talking to centers of influence - CPAs Financial planners, Infuencers like code infraction inspectors, chambers of commerce presidents, etc.- talking to REIAs and get private IRA loans (see http://equity-university.trustetc.com/library/gene...
