We had to fix most of the walls, refinished cabinets, installed granite, new light fixtures, and new flooring throughout as well as painted the entire interior.

@Chris Lopez That is my next issue, I used a CHFA first time home buyer loan with downpayment assistance and did not put any money down myself (I used that money to rehab the interior).

This is my first property, closed in October and renovated the interior already.

How about I pay you a flat fee regardless of what I buy, either by another agent or owner and then I'll know your not being influenced by your own interest.

If it's your first deal choose a property that needs interior rehab or something minor. 

In addition to no heat, there were numerous other damages throughout the house, door knobs ripped out, holes in interior doors, a/c cover missing/broken, fast-food bags laying around half eaten, bottom basement step broken. 

The house was built in the 50’s and has a lot of deferred maintenance, interior and exterior.
