It was created as a C-corp (not an LLC which is oddly relevant) and well funded.

That 20% cap sounds inflated and I'd guess that you and the seller are capping the full rental income and not just the lot rent.

. :) When back in Australia in 2012 I met a lot of young kids renting rooms in upscale homes, because they simply could not afford to buy their own housing or the inflated rents of apartments or condos.

@Jonathan R. there is absolutely 0 question of immediately moving everything into secured asset allocations that have solid hedge against inflation and recession, that is not my regurgitating what kiyosaki is saying or Buffet, kramer or really take your pick of the long line of experts in various investment finance and investment fields speaking of same/similar, it is my verbalizing what the data is screaming.

Sounds odd but it's true: you can find low or no money down financing as a first time owner occupant buyer and having tenants pay your mortgage really helps with affordability.

Also, many of these investors are funds and buy these in bulk, gambling on the chance (say 1 in 5, as example but not sure what the exact odds are) that it will go to a tax deed sale and they eventually take ownership of the property.
