I am sure I missed a couple other considerations, but if you've gotten to around this point you are at the design, permit and build phases for what you are going to build in the basement. 

Traditionally when hyper supply phases hit occupancy peaks and then starts to decrease while rents are still rising just at a decelerating rate.

I think I am going to execute some phased selling so I have the cash when ready this summer.

.-  Lead-Safe Certificate is valid for five years, except where the property had undergone a full lead assessment, lead control performed by a lead licensed contractor, and a full clearance by a licensed lead assessor, in which case a 20-year certification is issued.There will be a five-year phase in by census tract.
