When I started, I cast too wide of a net geographically and did not focus on a specific demographic either.

@Lamont Marable It is big enough to park on, but the fence does not have a gate wide enough for a vehicle to fit through. 

This has netted me incredible savings, as double commission tends to be a huge motivator for the agent to get my offer accepted.   

Tax advantages are incredible.
