I am 90% confidant I can get money for the house plus the renovation costs (from traditional bank financing and/or private money and/or HELOC on my property) but there is always the change that I cannot. 

My question is other than Home Improvements Shows, which other ways of marketing are everyone else using that generate good leads?

Often next (or simultaneously) usually, but not always, some property improvements are in order.

I am also taking this time to improve the value and increase equity in my own house.

Bringing something to the table will massively improve your chances at the eventual mentor relationship you seek.

I am confident no conventional loan would work like this.  

I have an abundance of time on my hands, and confidence in my ability to find some financial success thru real estate investing. 

As a direct result of this I feel much more confident to check out credentials ask for references etc.It would of been easy for me to say that's it and give up,my pursuit of investing in real estate.

If you are confident in the area and the market maybe then this will benefit you.

What other benefits result from the improvement.
