With no experience in multis but lots of reading I would be hesitant to move on anything with 100% occupancy, included utilities besides maybe garbage, C Build in D/C neighborhood. 100% occupancy means a delay in the amount of time you can raise rents and ultimately, the NOI.Sounds like a lot of the "value add" has already been done for you also.

Thanks @John Thedford and @Jay Hinrichs - I know there are successful investors like you that have licenses/brokerages, I've just always been hesitant due to the seemingly opposing goals of the investor and agent.
