It all comes down to what properties & numbers work for you & what you are looking for. 

I don't particularly care about liability issues - I have insurance - I care more about deductibles and down time from a tenant letting a place flood because they didn't know where the shut off was, for example.

@Muthu Subramaniam, the larger the number of units the easier it is to budget for and weather the ups and downs of property maintenance costs.A warranty will cost SUBSTANTIALLY more in the long run than the value you get from it.

Nothing unusual per see, but I need to unwrap my thinking that a syndication will produce any meaningful return in Year 1 and possibly two, and your trust is in the payoff either through refi or sale down the road.  

But I would say it really comes down to management.

If I use my FHA loan, after a year of living in the household, can I convert my FHA to my LLC and still reap the benefits of that 3.5% down payment?
