I am working on my first flip. and I need a licensed electrician to come to my house and inspect electrical and see if there needs to be anything else done to bring it up to code and validate the electrical permit i bought. and get a green tag from the city. so that I can move forward with my drywall and flooring. i have learned so much more by taking action than i learned from shadowing the investors that bought my wholesale deals in the past. does anyone know an electrician or can u advise a way to go about getting one.

For example, if you think it's going to cost you $500 to replace a bathroom floor, make it $1000 to replace it. 

This one needs minimal updates (paint, refinish existing hardwood floors, update kitchen cabinets (small kitchen, which is customary to area)).

We also installed new flooring & painted the laundry room again.

Hi,What everyone using for rental property flooring?

The building is a historic building with nothing but walls and floors inside.

I spent about $3000 to redo the original hardwoods myself and we had already repainted!

As @Wayne Snell rightfully suggest, you as the Mortgagee will be able to submit a reserve bid which will set the floor bid and any bid to purchase will have to exceed that bid in order to get title to the property.  

I think I will continue to fix major things and the exterior while they are there so that when they do leave, I can do a quick turnaround with interior cosmetics like drywall repair, paint and flooring.
