I called the local magistrate court that handles evictions and she says the governor ruled the moratorium unconstitutional so it has been lifted in the state (GA) as of a few weeks ago. 

If you’re self managing that will help with returns as long as you feel good about handling the tenant class. 

If anyone who's had a similar experience comes across this I would very much appreciate some advice as to how you handled the situation!

We share a lot of trust and I'm confident we will be good partners but we should also be practical and consider what would happen if one of us needed to cash out, if one of us got divorced, etc.More experienced investors - do you always handle this through an LLC?

We plan to automate with systems and virtual assistants so primarily we will be managing the workflow and converting warm leads to closed deals in various markets.My question for y’all is - how do you all typically handle the dispersement of closed deals?

That is the standard way of insuring it however, some companies may handle it differently.  

In my current transaction, if I am unable to contact my hired attorney in a timely matter I end up handling the time sensitive components myself including the drafting of documents.

I don't recommend House-flipping as it is a full-time job from: marketing to find the deal, acquiring it, rehabbing, marketing to sell the deal, negotiating and handling the acquisition on the sale side.
