I want to live in a more metro area, I've grown up in suburbia TN my whole life and would KILL to be able to bike/walk to a restaurant or bar from my house and Nashville is too expensive.

In reading David Greene's BRRRR book and Brandon Turner's "The book on rental property investing" they talk about the different types of money making vehicles (cash flow, equity, etc). 

Barring an actual letter, having something from your lender stating you're able to get financing would make the seller more comfortable.

So 600 dollars in window repairs, 900 for security bars and then another 1500 to get it rent ready again, after the tenant gets scared and leaves mid-lease (which PM will do nothing about).

The next thing I know I'm looking for possible assets in my search I found Brandon's book Investing in rental property another life-changing book. which lead me here I attended a free seminar and I'm currently in the final process of closing on 2 flat apartment I'm pretty handy but I'm very green when it comes to landlord and just real estate investing, in general, any help is greatly appreciated I look forward to great in-depth conversation with the community  and hopeful new partners and or friends.

So by September 20th, I want these members to have been chosen.I believe David Greene's saying that rockstars know rockstars, so I am hoping to meet team members like contractors and the such from recommendations of my other team members like my property manager.This is a good start I believe and writing it down really clears it up for me.
