The posts of a fence sit on the inside of the owner's property, a gate may swing either way. 

Cars happen to be my golf, or boating, or fine cigars or jet-set holiday, so I'm OK with it, but if the car is just your transportation, the cheapest thing you can do is settle on one and keep it forever.

To give you a complete picture, there's also many other minor issues such as: the refrigerator is freezing all of the food and the light is broken (not the bulb), the kitchen light is broken (but the fan works), the doorknob latch sticks a lot so I can't close my door (it swings open from the slant in the house if not latched).

Do you swing by the property earlier and just drop a lockbox on the door for the technician?

Just my opinion, but if I was in your shoes and I could somehow swing the nicer property, I'd go for that one.

Not sure its going to get you the rental returns you want unless you can swing some really amazing deals.

You'll end up having to be a little more casual about fixing items ("hey can you swing by now and fix {x}"), but you'll also get far less late rent checks. 

First, communicate with our neighbor and let them know, kindly but firmly, that you do not want anyone trespassing on your property.If they continue to do it, install a post two inches from the gate to block it from swinging open.
