How can a wholesaler gain from a rental property that is still occupied and gets good rents

You can look for active wholesalers in the area you are looking to invest, you can be active in social media sites like FB marketplace, craigslist, etc., you can look at forclosures, there is a marketplace on this website with off market listings, the list goes on and on. 

Looking for some other WholeSalers that I can network with in my area .

They need a cash buyer and to get one they take price concessions.As a wholesaler (if you're genuinely tuned into the process), what you're telling the owner is that you know how to move that property fast and get them cashed out with little fuss.

Shady attorneys and wholesalers will try to short sale it to some entity or you & clip a huge fee.

A lot of newbie wholesalers who dont have the money to do their own marketing try to take a short cut and wholesale FSBOs and properties from the MLS.

My goal is to fix up the empty houses around me and possibly rent them out or wholesale them to other investors who have my same vision.

As a wholesaler I would love if other wholesalers would be up front and not waste my time calling and setting appointments and then offering to JV.
