You could hire an appraiser on your own and tell him you want to know what the property is worth, not whether or not it will cover the loan.

The problem is that I can't get a loan - I'm too good at taxes, and don't have enough income to qualify for conventional products, and don't have enough portfolio, cash/flow, or experience to get hard money.

Kicking myself for not growing our portfolio sooner but better late than never I guess.Here's the thing - We don't live in the US, my husband is a US citizen but since he hasn't lived in the US for many years he has no credit history.Now comes the fun part - we are in a lot of debt where we live (like $115k in loans).
