Memo to All Tenants: I have been asked questions regarding the laundry facility use guidelines. 

@Jimmy Calvo  Unfortunately last summer Fannie/Freddie changed the guidelines. 

I'm guessing some ambiguity in FHLMC guidelines is at play, and someone got hit with a loan buyback or something and then word got around.

If you don't have comps in your rental market, calculate what a mortgage payment (with taxes and insurance added to it) would be on comparable sold properties - and use that as a guideline.  

These lenders have terms, fees, and guidelines, but instead of evaluating credit scores, they look at the potential profit.

I use it as a "guideline" along with GRM to weed out properties. 

Don't assume that all lending guidelines are the same...

I hadn't thought to put a guideline on how long it should take an improvement to pay itself off.

Typically when you by a new property it is a good idea to empty it and get tenants under your guidelines, rules and other nuances that you may have for your properties.

I am an attorney (not criminal law, but I am relatively familiar with sentencing guidelines).
