While it seems like a quick way to fund projects, I do not understand how the loans can be paid off unless you are strictly flipping the house. 

Hi Al, It depends on where your stance on having a legal separation between personal and business lies, and your future goals. 

I open my calendar 30 days out as well to allow for future reservations.

Make sure you verify all correct numbers for whatever deals you are putting together (arv, projected rents, and projected expenses).

If I were a new struggling RE investor I would be concerned even with the appreciation as the future may not have the same appreciation and cash flow pays the bills when starting out.  

Don't plan your future based on what a bunch of strangers on the internet tell you is the right return. 

Formalize agreements to avoid future misunderstandings and ensure everyone is on the same page.

The future is a bit uncertain – some folks say rates might go down, but no one's sure.

Instead of letting idle $ (money being saved for future purchases, cash liquidity for repairs, etc) sit in a near 0% checking account, it now sits in the AIO which immediately saves a guaranteed 3.9% interest expense, secured by a SFR that is otherwise making positive cash flow, appreciation and such.

Based on my future goal(s), I'm aiming to purchase a multi with good cash flow and I don't think that'll be possible in the surrounding markets.With that said, I'm considering looking into Pennsylvania and Delaware....maybe Jersey too?
