When I speak with people who work in a school’s office there often is a person there that can use the address which you give them to offer an opinion for that moment in time and then once you have their contact information you can ask in the future.

On the SFH we own with the high equity and low return, unfortunately we moved out in 2014 but that’s a great idea for future reference.

He told me he'd work with me, but for future reference sellers would "laugh in my face" if I asked for due diligence on this type of property.

Too much potential liability to future tenants. 

I can tolerate buying a property that only generates a couple hundred positive cash flow because I am spoiled with my all cash houses that pay me back in a flash.

I am thinking landlords/property investors will be targeted more in the future as the gap between upper and lower class earners widens.

On the flip side it may be hard to rent out the other units and you may need to disclose (not sure on this as its public knowledge) this to future tenants.  

So that is another whole discussions .But in general, as rental generates loss or very minimum tax net income, sec 179 is limited to the net income from business.
