Being a profitable investor is a role you can perform largely alone but it will take you a lot longer and you probably won't be nearly as profitable as you would have been with a good team and it won't be nearly as much fun or as robust a structure as you won't have the under-pinning of relationships to catch you if you falter at some point and need support in one form or another.So - I would suggest you start working on your foundation stone.

I've listened to a lot of podcasts, i understand most the concepts, i look around the MLS and loop net for fun... and i have a lot of free time, so i dont need to hire property managers at first. 

Everyone who owns a property have a different story and different experience and circumstance thus you must form a strategy to help solve their problems.Again it's a job fun one if you enjoy but people WILL curse you out and leave hilarious messages you definitely need a thick skin for wholesaling in new jersey.

Again, I'm sure I've left money on the table by being lazy, but it's been pretty fun to watch the portfolio grow little by little.I love talking about this stuff (especially seeing a young guy trying to put himself into a better position).
