I was trying to direct OP to the actual guidelines to discuss with his lender, and any “advice” of mine is only as good as the average internet comment, which is to say not good at all, not an expert in the field.

It’s posted here on BP events tab but it can be difficult to find due to the way the filtering works by zip code, which isn’t a field for online meetups.

I joked with him that we should have asked him what he has not done in the RE/note space as that would have been an easier question to field. 

I've done STRs myself and have experience in this field. 

Let’s face it realtors are pretty useless middlemen in this day and age so I’m not surprised to see them advancing into this field rapidly .

Because in that discussion, the tenant who doesn't make a living through the property is just a peasant serf expected to work the land for his lord or be whipped for laziness, give his his bride to his lord on his wedding night, and drop dead swinging a hoe or pickax in the lord's fields.
