@David Putz Thanks for putting together the seller financing panel last night! 

My business partner and I have 240+ rentals in the Chicago market all single families and 2-4 flats.

I would need to put in a seperate electric panel for the third unit as well as HW heater, electric baseboard heaters, kitchen, and anything else to bring it up to code. 

How do they typically get paid: flat fee?

But keep in mind that only 3000 of them are on flat lots. 

Paid $195K personal cash & borrowed an additional $70K at a flat 10% interest on a private unsecured 6 month note.

So I have a 3 flat with 1 tenant who is just causing problems. 

Or is this something property managers can handle for a flat fee even if they're not going to be managing the property (since it's purchased with the intent to flip)?  

I only charge my brokers a flat $500 transaction fee, allowing them to grow their portfolio faster and profit more.

I have found everything to be positive: 17 acre flat lot, 1100 ft county road frontage, future highway expansion running close, good quality house and many improvements like RV parking, an oversized barn, many small sheds, a guest quarter, etc.
