Was it the fact that the houses looked cheap compared to CA prices or were there other reasons.As other posters have said, you will need to be firm when dealing with contractors and if they sense you being a newbie.I hate being harsh on all the points above, but I also hate to see people lose money on their first project and then think that real estate investing doesn't work.

You should be asking for recommendactions of firms that Will hold your self directed IRA with check book control.

Best thing I know now than when I was beginning is to be "firm but fair" with my tenants.

The entry source could actually be several houses down and they are just surfing the row.I hired one of the major firms to seal a rental. 

I firmly believe this book will help you in your early decision making process and determining how you will enter the RE market as an investor.

It will be a whole lot cheaper than hiring a qualified law firm for guidance.
