For me it doesn't seem like a fight worth fighting. 

I would offer that the more you fight it, the more antiquated you appear. 

Generally, if you can separate, and people wouldn't put up a fight about paying the utilities, I would definitely make the tenants handle those.

But because of reserves and the ability to go back to plan C and not worry about lifestyle  lived to fight another day..

We've also done a lot of short sales.Some good attorneys I worked with suggested "stop fighting the bank.. 

Not all battles are worth fighting if it is something minor, but pets are hardly minor.

....but.......without a doubt, our worst tenant ever was a military guy, we suspected he was in dog fighting, and brought roaches, and then never told us about the roaches, so when he moved out, it was a crazy roach infestation,  and then he just left all he stuff/trash outside.   

He has to hire lawyers to fight them while they have volunteer free lawyers.

"I hear costs of labor currently are not ideal forBRRR... any major opposing thoughts" it is my belief that you are fighting against prices and rates at the moment.

I really wish amazon and facebook would just write the buildings off and not pay property taxes on them and leave the doors open so while the city council is fighting to get that money all the "peaceful" people from the CHAZ can move in and destroy the building, making it worthless and then king county can take it back for taxes owed.
