@Chad UrbshottDiscounted notes are extremely complex crmAn accounting standpoint and like any type of accounting, there are GAAP which the way one accountant does things may be slightly different than another, but if you want some reading that will blow your mind read about buying a discounted note and trying to figure out what is earned income vs capital gains.

I've been passively looking at commerical opportunities on cape cod but this market is extremely challenging with an much regulation, historic preservation, flood zoning and septic issues. 

I've read and heard that house hacking might be the best kind of intro, it's just that DC is exploding at an extreme rate and it makes finding a good enough deal more difficult (obviously, not impossible, I need to search more).

I agree with @nicholas covington and say just get an umbrella liability policy and don't worry about the LLC until you've exhausted your conventional financing (full disclosure; I'm a portfolio lender).
